CCRC Occupancy Remains Strong, but Growth Is More Nuanced
A new analysis by the National Investment Center for Seniors Housing & Care (NIC) compared 1,038 CCRCs with 13,708 non-CCRC senior-housing properties across 99 markets. In the first quarter of 2026, CCRCs had higher occupancy than non-CCRC properties across every care segment.
Independent living showed the largest gap: CCRC occupancy was 93.7%, compared with 89.9% for non-CCRCs. Every region also posted year-over-year gains for both entrance-fee and rental CCRCs. The picture is not uniformly better, however: non-CCRC properties recorded faster year-over-year occupancy growth in every care segment except nursing care. For residents, strong occupancy can signal sustained demand, but it does not by itself answer questions about staffing, fees, or service capacity.
